Fox Pond  is located on a dead end street adjacent to 30 acres of conservation land with trails leading to the ocean and the town center. The bed and breakfast is open all year and is available as a rental if availability permits.

There are three queen bedrooms with private marble baths. The most extraordinary room is the Pond Room located on the first floor at the rear of the house with a separate entrance. The room contains a 19 foot window wall and as one writer wrote, "the glass wall seems to erase all boundaries between the home and gardens". This room is perfect for special occasions and will provide a lasting memory for a life-time. The Coral and Cloud Rooms are large sunny rooms on the second floor at the front of the house.  Each room is furnished with period antiques, traditional queen beds, a stereo CD/Radio with alarm and oriental rugs. Policies: Full refund less $25 booking fee if cancellation is at least 2 weeks prior to arrival date. If less than 2 weeks, refund less $25 only if entire reserved period is resold. Check in is between 4pm and 6pm. Please notify if an early or late arrival is requested. Rates are based on two nights. One night stays are available  (Sun - Thurs)

All rooms include a breakfast consisting of an assortment of fresh muffins and melon ~ (covered with fruits, granola and French Vanilla yogurt) with fresh coffee, and juice. Special requests will be considered. Breakfast is served between 8:30 & 9:30. Coffee is available earlier. Amenities: TV/AC, wireless internet access, washer and dryer, off-street parking, and iron/board. No Smoking Inside. No pets. Children (10+yrs) are welcome.

Fox Pond provides a boat charter service to it's guests. Trips along the coast provide a view of private coves and secluded estates rarely seen by the traveler. This unique service is as memorable as it is magical and is only available to guests of Fox Pond. Estimated cost to Manchester By The Sea is the greater of $100 or $30/person. Fox Pond  is home to Sophie, a loving Golden Retriever and a friend to all children and guests.
